Lakeside Cabin Sales Surge in Finland as Prices Dip Nationwide

Finland’s lakeside cabin market saw a sharp increase in sales during the first five months of 2024, though prices declined slightly compared to last year, according to data from the National Land Survey of Finland.

A total of 783 lakeside cabins were sold between January and May, marking a 17 percent rise in transaction volumes compared to the same period in 2023 (Iltalehti, Yle). The median price of a lakeside cabin stood at €90,000, a six percent decrease from the previous year, bringing prices back to 2023 levels (Yle).

Regional Price Variations Highlight Market Disparities

While cabin prices fell on average, significant regional differences emerged. Uusimaa remained the most expensive area for lakeside properties, with a median price of €185,000—more than double the national median (Yle). Other high-value regions included Southwest Finland, Pirkanmaa, and Päijät-Häme, where prices ranged between €135,000 and €156,000 (Iltalehti).

South Ostrobothnia experienced the most notable price increase, with a 12.5 percent rise, though the region saw only 18 transactions in the early part of the year. "This shows that individual sales have a strong impact on median prices," said Saara Saari, Director of Registry Services at the National Land Survey (Yle). In contrast, Kymenlaakso saw the steepest price drop, with a 34.5 percent decline, bringing the median price to €85,000 (Yle).

At the municipal level, the highest-priced cabin sales occurred in Raasepori (€240,000), Kustavi (€212,000), and Heinola (€207,000) (Yle).

Online Sales Double as Market Adapts

The shift toward digital transactions continued, with nearly a third of early-year cabin sales conducted electronically—double the share from 2023 (Iltalehti). "When a property from a certain area comes on the market, it will definitely sell quickly at the right price," Saari noted, emphasizing the importance of competitive pricing (Yle).

The National Land Survey’s data includes only completed sales of lakeside cabins on their own plots, excluding asking prices and seller details. Factors influencing sales include shoreline access, road connectivity, and amenities such as electricity and running water (Yle).
